What Is a Guaranteed Rent Lease?
We lease your property directly and act as the tenant. We pay you a fixed monthly rent whether or not the property is occupied.
The 90-Day Break Clause
Every lease includes a mutual 90-day break clause. Either party can terminate early — security with a practical exit.
Certificates You’ll Need
Single lets: Gas Safety, EICR, EPC (min E), smoke & CO alarms. HMOs additionally need an HMO licence, fire risk assessment, fire doors, and emergency lighting. We arrange all of this.
Does It Need to Be Vacant?
Yes — we need vacant possession at commencement. But we can agree terms up to six months in advance so there’s no gap between tenancies.
