WHAT WE’RE LOOKING FOR

Property types we actively acquire

HOUSES — SINGLE LETS

Any size property including terraced, semi-detached, and detached homes. Vacant properties or those becoming vacant within 6 months considered.

FLATS & STUDIOS

Self-contained flats and studio apartments accepted, including flats located above commercial premises.

HMOS

HMOs with a minimum of 4 letting rooms welcomed, with no maximum size. Licence must already be in place or currently in progress.

BLOCKS & PORTFOLIOS

We acquire blocks of self-contained units, multi-unit freeholds, and work closely with portfolio landlords.

PROPERTY CONDITION REQUIREMENTS

Compliance-first approach for every property

Properties must be compliant or capable of being made compliant

Properties should either already meet required standards or be capable of being upgraded to compliance. We assist throughout the process at no charge for the facilitation itself.

Landlords cover the cost of required works

The landlord remains responsible for the cost of bringing the property to a habitable and compliant standard. We can coordinate and facilitate all required works at cost, with no mark-up added.

AO covers enhanced compliance requirements

Any non-standard compliance requirements above statutory minimum standards — such as upgraded fire doors or enhanced fire detection systems — are covered by AO where applicable.

Free facilitation service

Our project coordination and compliance facilitation service is completely free. The only costs payable are the works themselves, charged at standard market rates.

COMMERCIAL LEASE ADVANTAGE

Our agreement with landlords operates under a commercial property lease rather than an AST/APT agreement. This means the upcoming Renters’ Rights Bill and associated residential eviction procedure changes do not apply in the same way as traditional tenancies.
For landlords concerned about increasing regulation, extended possession timelines, or considering selling due to the changing rental landscape, AO provides a stable, hands-off alternative with long-term security and guaranteed rent.

We require vacant possession at the start of the lease agreement. However, if your property is currently occupied, we can still begin discussions, assess suitability, and agree terms up to 6 months before the property becomes vacant.
This allows landlords to plan ahead, secure guaranteed rent early, and avoid unnecessary void periods between tenancies.
